The sale or acquisition of land for development - whether for residential or commercial purposes - has become a complex matter.  To the developer, timing is crucial with the interval between paying for the land and the start of development having a direct bearing on a site's value.  To the land owner, value maximisation is the key.

Our service is to provide expert advice to help clients to make the right strategic decisions in order to maximise a site's potential for development and consequently its value to the benefit of both the developer and land owner.

More often than not 'options' or 'conditional contracts' are required to limit the developer's initial speculative costs whilst planning permission is pursued, and phased payments may also need to be negotiated in certain circumstances particularly where larger areas of land are concerned.

Through our specialist land services facility, we not only identify sites for developers but also, by working closely with a client's legal advisors, negotiate directly with a land owner to achieve a satisfactory acquisition.

Importantly, our services are also available to land owners where we will negotiate with developers to establish maximum values for their site and act to mitigate or share the impact on realisation value of public open space, planning gain requirements and infrastructure costs.  Our involvement will include working with a clients' solicitors and tax advisers in order to fully protect the land owner's interests.
